How long is an electrician's certificate (ΥΔΕ) valid in Greece?

The short answer

A ΥΔΕ (Υπεύθυνη Δήλωση Εγκαταστάτη — a licensed electrician's declaration that your indoor electrical installation meets the required safety standard) doesn't expire on a single fixed date. Instead the installation needs periodic re-inspection, and how often depends on what kind of space it covers. Since 8 October 2021 (Υ.Α. 101195/2021, ΦΕΚ 4654/Β'), Greece classifies installations into three categories, each with its own maximum re-inspection interval:

• Category A — residential and similar spaces: every 10 years
• Category B — professional/commercial spaces: every 5 years
• **Category C — entertainment and public-assembly venues, plus outdoor professional

installations (marinas, pools, campsites): every 2 years**

An installation that mixes categories is classified under the shortest interval that applies to any part of it, and the electrician who signs the ΥΔΕ can always set a shorter interval than the maximum if the installation warrants it.

If your ΥΔΕ predates October 2021

The 10/5/2-year schedule only applies to installations inspected under the current rules. If your property's most recent ΥΔΕ was issued before 8 October 2021, the older intervals it was issued under still apply until the next re-inspection — they aren't retroactively shortened or extended. The previous regulation (Υ.Α. Φ.7.5/1816/88, now repealed) set different numbers: 14 years for residences, 7 years for commercial spaces without flammable materials, and as little as 1–2 years for higher-risk categories. Check the date on your existing ΥΔΕ before assuming which schedule applies to it.

What forces a new ΥΔΕ outside the regular schedule

Beyond the periodic re-inspection, a new ΥΔΕ is required immediately after:

• A change to the installation's category or subcategory
• Any modification to an electrical panel, an addition or removal of safety-related

material, or a change to the earthing system

• A serious accident directly involving the installation, such as an electric shock
• A harmful event — flood, fire, earthquake and similar
• Reconnecting an outdoor professional installation to the grid after a power failure
• An inspection order from the competent authority

The one that actually matters at sale or lease

It's tempting to assume a change of ownership or tenant always triggers a fresh ΥΔΕ, the way it does for a ΠΕΑ. It doesn't — not for residential property. The rule only applies to Category B and C installations: there, a change of owner or consumer forces a new ΥΔΕ. For an ordinary home (Category A), selling or renting it doesn't by itself require a new certificate — what matters for a home is staying inside its 10-year re-inspection window, not the transaction.

If you're buying or renting a shop, restaurant, workshop or any professional space, ask for the current ΥΔΕ and confirm the ownership/consumer change has been filed — that one is a real, enforced trigger. For a house or apartment, ask instead when it was last inspected and when the next one falls due.

Checking and submitting

Since 1 March 2023, a ΥΔΕ is submitted exclusively electronically, digitally signed by the licensed electrician (and, depending on their qualification, co-signed by their professional association). Turning re-inspection into a deadline you won't miss

A 10-year window is long enough to forget entirely — there's no annual reminder built into the system, and nothing prompts you until the deadline has already passed.
