How often should a gas boiler be serviced?

Last verified: 2026-08-30

What a yearly boiler service covers, why the certificate matters in Greece, and how to keep the date from slipping.

The short answer

Manufacturers of domestic gas boilers almost always specify an annual service, and most warranties are written so that a missed service can be grounds for refusing a claim. If you only remember one thing: once a year, same month every year.

What a service actually covers

A competent technician will normally work through the same list:

  • Combustion analysis, with the readings written down
  • Burner, heat exchanger and condensate trap cleaning
  • Gas pressure and flue integrity checks
  • Safety devices and seals
  • Expansion vessel pressure

The readings are the part worth keeping. A boiler whose combustion figures drift year over year is telling you something well before it fails.

Why the paperwork matters in Greece

A serviced boiler in Greece comes with a maintenance sheet — the φύλλο συντήρησης καυστήρα — signed by the technician. It is the document you are asked for when a property is inspected, sold or let, and it is the one most likely to be missing when you need it.

Keep the sheet with the boiler record, not in a drawer. The date on it is the date your next service is due from.

Turning it into a deadline you will not miss

The service interval is only useful if something reminds you. In Epimeleia, add the boiler as an item under the property, set its service interval to twelve months, and attach the maintenance sheet to the record. When the interval comes round you get the reminder, and the last certificate is already attached to the thing being serviced.

Before you rely on this

Intervals and document names above reflect common practice for domestic gas boilers. Always follow the interval in your own boiler's manual where it differs, and confirm current inspection requirements with your technician.
